A comprehensive feasibility study was undertaken to assess the suitability and viability of a compact site, which was restricted to one boundary. The site’s limited size and constraints presented unique challenges, requiring a careful evaluation of the potential for demolishing the existing building and replacing it with a new apartment development. The study took into account several key factors, including the site’s physical conditions, accessibility, and its positioning within the surrounding area. It also examined local planning regulations, zoning restrictions, and the possibility of achieving the necessary approvals for redevelopment. In addition to these regulatory aspects, the study considered the financial feasibility of the project, including construction costs, market demand for the proposed apartments, and potential return on investment. Despite the spatial limitations, the study determined that, with the right design approach and strategic planning, the site could be developed into a successful apartment building, ensuring both practicality and financial viability within the given constraints.

The purpose of this submission was to assess whether the authority would be open to considering the site for residential development, particularly given its location on the cusp of the settlement area.
