INCO was appointed to deliver both architectural and project management services for the conversion of an old pub into a 16-bed House in Multiple Occupation (HMO). The project included a new three-storey rear extension with a flat roof, along with a full re-roof of the existing structure.

Taking over from a previous architect at Stage 4 (Technical Design) through to Stage 6 (Handover), INCO was entrusted with progressing the advanced technical pack to ensure a smooth transition into construction. The client’s confidence in our expertise was key in making this shift, allowing us to refine and enhance the project while maintaining programme efficiency.

Beyond architecture, INCO provided comprehensive project management services, appointing a dedicated project manager to act as the central liaison between the client and the contractors. This ensured clear communication and streamlined decision making throughout the build.

Our project management approach included:

• Bi-weekly progress reports with live programme updates
• Contractor valuation reviews and variations register updates
• Site photos and videos when in-person meetings were not possible
• Weekly site visits, handling RFIs, and liaising closely with our in-house architectural team to provide timely resolutions to contractor queries

Through a proactive and hands-on approach, INCO ensured the project stayed on track, delivering a high quality, fully managed solution that met the client and overall brief expectations.
