For this project, INCO provided a comprehensive feasibility study and full architectural design services to support an expat client in transforming a detached home into a high-yield 6-bed HMO.

Feasibility & Initial Assessment

Before proceeding, we conducted a desktop feasibility study, advising on:

  • Likely build costs and projected Gross Development Value (GDV)
  • Potential risks, challenges, and opportunities within the site
  • Recommendations on development financing options

Planning & Design

  • Submitted and secured a Lawful Development Certificate (LDC) in 8 weeks
  • Developed concept designs, technical drawings, and construction packs
  • Explored a secondary planning application to expand the project into a 9-bed HMO, including additional rooms within the existing structure and two outhouses in the large garden
