RIBA STAGE 0 - Strategic Definition

• Initial consultation we’ll sit down with the client to get a clear understanding of their aspirations and goals for their project.

• Investment project analysis, incorporating purchase, construction, and finance costs against projected GDV.

• Funding referrals where required.

RIBA STAGE 1 - Preparation & Brief

• Feasibility assessments, aligning client expectations with practical insights and expert recommendations.

• Site appraisals to assess opportunities and constraints.

• Measurement surveys of existing buildings and sites and arranging topographical surveys, below ground surveys and drone surveys

• Budget estimation and a provisional programme outlining potential key project milestones.

RIBA STAGE 2 - Concept Design

• Concept Development – Early-stage designs aligning with the client’s brief.

• Design Ideas - We’ll offer advise and ideas to help the client maximise the potential of the project

• 3D Visualisations – Bringing concepts to life with detailed, immersive design visuals.

RIBA STAGE 3 - Spatial Coordination (Planning)

• Planning Applications – Submission to local authorities, managing liaison, and addressing planning queries.

• Masterplanning – Large-scale strategic developments, ensuring sustainability and seamless urban integration.

• Planning Consultation - Assistance navigating more complex planning related matters

RIBA STAGE 4 - Technical Design

Building Regulation Applications – Preparation and submission to ensure full statutory compliance.

Construction Drawing Pack – A detailed set of technical drawings and documents, including but not limited to:

  • General arrangements Layouts
  • Elevations
  • Fire strategy
  • External works
  • 1:20 Scale Sections
  • 1:10 Detailed finishes.
  • Door/window schedules
  • Reflected ceiling plans.

Construction Coordination - Ongoing design meetings and technical support throughout, including coordination with specialist suppliers and third-party consultants.

RIBA STAGE 5,6 & 7 - Construction, Handover & Use

(Ongoing Support & Project Integration)

Principal Designer Role – Overseeing health, safety, and compliance responsibilities throughout the design process.

Regular Design Meeting Attendance – Ensuring smooth coordination between all relevant parties

Discharge of Planning Conditions – Providing guidance on regulatory requirements to facilitate project approvals.
